At Tenant Turner, we see how much care and heart goes into helping renters, and we believe that kind of compassion should grow and spread, especially during the holidays. That’s the spirit behind the Open Doors program.
Together with our partner Rent Manager, we’re proud to continue this annual tradition that gives property managers the opportunity to support renters who are facing tough times. The program is about hope, community, and the simple act of helping someone stay in their home.
What is Tenant Turner’s Open Doors Program?
The Open Doors Program is a giving initiative we created seven years ago in order to make a real difference in people’s lives. After seeing firsthand the challenges tenants face, we wanted to help the real individuals behind the day-to-day of property management. So we decided to give property managers a way to support those in their communities.
Each year during the holidays, we invite professional property managers to nominate tenants who are going through a difficult season and could use a helping hand.
From those nominations, five recipients are chosen to receive $1,500 toward their rent.
It’s a simple act, but deeply meaningful. There’s no fee required, and you don’t even need to be a Tenant Turner or Rent Manager customer to participate, just compassion and a story to share.
Why We Do It
When we started Open Doors, our goal was to help property managers extend kindness in a tangible way. We wanted to create something that not only supported renters, but also encouraged the people managing those properties to connect on a deeper, more human level.
As Tenant Turner director and long-time employee Layne Kaiser shared, “My favorite thing about Open Doors is how personal it feels. Every story is unique, and it’s amazing to see property managers step up and advocate for their tenants in meaningful ways, it’s truly inspiring to see how much the program has grown and how many lives it’s touched.”
Over the years, we’ve seen how one nomination can start a chain reaction of good vibes. A property manager’s small gesture can inspire others to act, support, and care.
The Heart Behind the Program

Every year, each nomination tells a story:
- A parent keeping their family together.
- A renter recovering from an illness.
- A neighbor finding their way after job loss.

Behind each story is a property manager who noticed, cared, and acted. And that’s the heart of Open Doors! It’s about really seeing people and what they’re going through, and being a light.
It’s also why we created Tenant Turner in the first place, to make people’s lives a little easier!

This year, we’re proud to once again partner with Rent Manager, whose team shares our belief that property management is about more than properties. It’s about people.
Together, we’re making the process smoother than ever. Our goal is to make it simple to take part in something meaningful, especially during the holiday season when so many people are doing their best to make ends meet.

How It Works
Here’s how the 2025 Open Doors Program will run this year.
Keep these dates in mind:
- Nominations Open: November 10, 2025
- Nominations Close: December 13, 2025 (11:59 PM ET)
- Recipients Selected: December 20, 2025
- Checks Mailed: December 22, 2025
How to Nominate:
- Complete the short online nomination form.
- Tell us about your nominee, what they’re facing, and how this gift could help them.
- Our team will review all nominations and select five tenants to receive $1,500 in rent support this December.
Who is eligible?
You must be a professional property manager to submit a nomination.
What does it cost?
There is no cost to nominate.
How are funds delivered?
Checks are made payable to the property management company for the benefit of the tenant.
And that’s it! No long process or complicated steps. Just a simple way to help someone in need.
