Electronic lockboxes are programmed to each person a completely different code that is only good for the day that you've authorized them to view the property. This gives you additional security and ensures that visitors and maintenance crews are only given access according to your desires.

What Are Best Practices for Lockbox Self Showings?

Before scheduling a lockbox self showing, pre-qualify prospective tenants against the leasing restrictions of your rental. Monitor access and use lockboxes that will notify your team each time an authorized person arrives at your rental and requests an access code.

Use electronic lockboxes with one-time use codes that are valid only for a window of time. Visitors’ codes will grant them access during that time frame only.

Follow up with visitors within an hour after their appointment. Send an text message survey that asks for their feedback on the property. Not only does this lead them to the application step, but it shows that you want to know what their experience at the property was like. 

Not everyone knows how to operate a lockbox, so there can be some frustration when prospects try to access the property. When they make an appointment, be sure to clearly explain what a lockbox is and how to use it. Don’ts

  • Don’t promote that there’s a lockbox on the property, or that it’s vacant.
  • Don’t announce the vacancy from the street with “Enter Property Yourself” signs. (You don’t want to open up the door for would-be criminals to take advantage of the situation.)
  • Don’t put the lockbox in clear view from the street. Install it on the side door or back door instead of the front door, or place it behind a screen door so that it can’t be seen.

Do

  • Provide one-time use codes to maintenance crews, so that they only have access to the property while they’re working for you.
  • Install low-cost cell-enabled cameras to monitor the property. You can also use the cameras to communicate with prospective tenants during their visits.
